What developers actually want
Not more listings. Fewer, better files that are already qualified before they reach the desk.
Developers do not have a supply problem of listings. They have a time problem. Sorting through what does not fit burns the hours they need for what does.
So the value I try to add is qualification. I source off-market, do the first-pass read, and only bring forward what actually matches the pipeline. Human-vetted, not an automated feed dumped in an inbox.
The buy call is theirs. Price, terms, whether to move at all. My job is to make that call fast to reach by getting the noise out of the way first.
