Off-market starts with the lot

I look at the parcel before I look at the pitch. The lot tells me who it fits before anyone talks price.

When a home is not on the market, there is no listing to react to. So I start where the deal actually starts: the lot. Its shape, its context, who has held it, what a developer could do with it.

That order matters. If I understand the lot first, I already know whether it belongs to a quiet private path or a traditional listing, and which developer might want it. The conversation gets easier because I am not guessing.

The tools help here. They pull the public record and the context so I am not starting cold. But the read on what the lot is for stays mine.
