Lots are not listings
A listing is one way a file becomes visible. The lot was already there: geometry, traces, land questions.
I keep catching myself talking about listings when I mean lots. A listing is a surface. The parcel has a shape, an owner history, and a set of land questions that do not wait for a photographer.
The lot reader I shipped treats those as the first objects. Orientation. Access. What is leftover. What is still unknown. If the file later shows up on the market, that is a signal, not the start of the work.
Off-market files get the same stack. Quiet does not mean empty. It means the signal is a conversation or a change I already have, not a public card.
That reader is the lot intelligence module. It does not score the lot. It refuses to talk if it cannot cite the parcel. I would rather have a short read with gaps than a fluent paragraph that never touched the lines. That is agentic AI × real estate as I mean it: the lot, then the agents, then a person.
